Mailbag: How Do You Determine How Much A Home Is Worth?
With rising prices and a hot real estate market, how can you know how much a home is really worth? Angie answers this question and three others from the mailbag today.
As we answer questions from the mailbag, Angie shares her experience and real estate expertise to make sure you get the best when it comes to buying or selling a home. Do any of these situations relate to yours?
Daniel in Raleigh last sold their home 25 years ago and wants to know what’s changed in that time? What should he know when it comes to selling his home today. Angie says things like the MLS and online marketing are the biggest differences since then. Her team could come in to do a walk-through to make sure it gets the most potential buyers seeing it and the best offer possible. Curious what your home might be worth in the current market? Reach out to Angie and her team. It may surprise you the price difference since when you got it 25 years ago!
Jean in Fuquay-Varina is wondering how a realtor determines what a home is worth and settle on a listing price. Angie explains that looking at accurate comparables of other homes will give some clarity on the home value. It’s important to work with a realtor who is experienced and can pull from their expertise in order to suggest the right list price. Comparables come from looking at similar homes in three categories: location, style, and age.
Emily in Clayton asks how often she can expect to communicate with a realtor during the process. Angie’s and her team have a simplified process and understand what kind of communication needs to be made. They want clients to always know what’s happening and what’s next so you don’t have to sit with uncertainty. They do cater to the client’s communication needs and desires.
Maddie in Holly Springs says that with the home market so high right now, wouldn’t it be just as easy to do a for-sale-by-owner? Angie thinks this is a great question! The reality is, homes that are sold by a realtor on average will net 10 percent more (after commissions and fees!) than selling by owner. The agent adds a lot of value when it comes to marketing, exposure, and therefore, more potential offers. Not only that, but you won’t have to face the process alone. Sounds like a win-win, right?
