Mailbag: Can we Sell Our Home As Is?

If you are ready to move, do you really need to tackle your long to-do list of improvements before trying to sell your home? Angie answers this question and three others on today’s show.

Angie answers four questions from the mailbag today from future home buyers and sellers. Are you facing a similar situation?

Zoe in Raleigh asks if she has to move out on closing day. Angie clarifies how the contract reads, which usually includes being out before closing day. That said, there is an addendum sometimes added called “seller possession after closing” that allows for a little more time after closing.  

Amber in Durham has some maintenance needed on their home but is wondering if they can sell their home as is instead of tackling it. Angie says a home that is move-in ready will net more. While all homes in North Carolina are technically sold “as is” if you put that description on your listing, you won’t get as much interest.

David in Fuqua is having trouble viewing the home selling process as a business transaction. How do you take out the personal emotions out of the equation and get top dollar for your home? Right now it’s a seller’s market, so if you don’t want to get taken advantage of by the buyer, this is the time. Have a real estate company that is top-notch looking out for your best interests.

Finally, if you know you might want to buy a home in the next year but aren’t ready yet, how soon should you reach out to a realtor? Alice in Wake Forest wants to start keeping an eye on homes coming for sale. Angie says this depends on whether you are looking to build a home or find a resale home. If you want a new construction you’ll need a longer lead time whereas for a resale home, reach out to a realtor about three to four months prior to when you’re ready to move.
