Can closing costs be higher with one lender and lower with another? Absolutely. The amount you pay at closing is affected by various different factors. Fees can vary depending on the application fee or interest rate. It’s a rule of thumb that the value of the home affects the closing costs.
You can shop around for a real estate attorney. However, we've noticed a lot of people don't know the right questions to ask when looking for one. You'll want someone with experience and good references. The cheapest price point isn't the only thing you want to look for. It's a good idea to get recommendations and referrals from your realtor or their team.
On Buying Blitz, we discuss how window shopping for a home is easier than ever. There are apps and websites where we can scroll through endless photos and take 3D tours. One of our guests thinks this can be a great tool. It can save you a lot of time and give you an idea of what you are looking for. But stay cautious, photos can be misleading. This goes both ways. Sometimes a house looks worse in person, while other times the home looks better than it did online. At the end of the day, you'll want to keep expectations in check.
What should you look for in a home inspector? You can look around for an inspector. Look for one with a solid background in a related field like construction. Think about finding recommendations and referrals. Make sure they have a reliable cliental base with reviews that you can trust.

Trim up those bushes, mow the lawn, and make sure the kid's toys are all put away. You'll want to take away and clean up anything that will cause a distraction to the potential buyer and take away from them envisioning themselves living there.
