When you buy or sell a home, you work with more than just the real estate agent. You will work with several of their partners as well. We talk with a home inspector, closing attorney, mortgage lender, home stager, and buying agent on today’s show to hear what they have to say.

Jarett Joines, home inspector with JHI Services, answers a question about buying new construction. Is it better to get a home inspection before someone closes on a house or at the end of the warranty period? Many people default toward the warranty, however, they aren’t always aware of what the warranty will cover. If you do the inspection before you close on the house, you have more leverage to get it fixed before closing if there are any issues. 

Craig, the closing attorney, explains what kind of issues he helps resolve before the closing table. Maybe the buyer or seller is going through a divorce or is doing a short sale. There could be an unresolved estate issue or an IRS lien. Every situation is unique.

Jonathan Ellis answers a question from Abby about a mortgage. Is it financially wise to put down less than 20 percent on a home? Jonathan explains that if you put down less than 20 percent, you’ll have to pay for mortgage insurance. There are a lot of options when it comes to getting a mortgage, all the way down to zero percent down. 

What are some common issues that Amber sees when going to stage a home? Be sure to remove personal style and clutter from the home. If you have bright colors on the wall, it’s important to neutralize it so other people can see themselves in the home. Finally, you don’t want to show any signs of your pets.
